Arancia
By Beyond · by Omniyat · The Yards · City of Arabia · The first of seventeen buildings planned at The Yards. Figures on this page are Arancia.

Arancia is the first development to take shape at The Yards, Beyond's masterplan in City of Arabia, and the first of seventeen buildings planned there.
Three low-rise buildings of six to seven floors hold 272 residences in one, two and three-bedroom layouts, arranged around a central green valley that shelters the courtyards and gardens between them.
Apartments run to 3.1 metre ceilings with floor-to-ceiling aluminium-framed windows opening onto private terraces. Kitchens are fitted with European appliances, laminated cabinetry and porcelain counters; bathrooms carry porcelain-topped vanities and walk-in showers.
Amenity is spread along a green spine rather than stacked in one block: a lagoon pool and a lounge pool with lap lanes, spa, gyms, residents' lounge, cinema and gaming rooms, kids' club and play areas, yoga lawns, a sports court, an amphitheatre, co-working pockets and an entry and retail plaza. Nursery, school, clinic and mosque are planned within the wider community.
The Yards · City of Arabia · first of seventeen buildings · 272 homes around a central green valley
Arancia is a first-phase entry, and that is the whole argument. It is the first of seventeen buildings at The Yards, which means it is priced before the community it sits in exists. The first phase opened at AED 1M for a one-bedroom across an average 762 sq ft and has sold out; the cheapest home available today is AED 1.5M.
The area is being assembled now. City of Arabia recorded roughly AED 2.4bn of land sales and mortgages across 23 plots in a single period this summer, around 69% of the district's transaction value, after four plots changed hands for AED 808m at about AED 432 per sq ft in early July (Emirates 24|7, July 2026). Developer capital concentrating on one inland masterplan is the earliest reliable signal that a supply pipeline is forming.
That cuts both ways, and it is the honest part. The same land-banking that lifts an area also fills it with competing stock, and the buildings behind Arancia are being planned for the years either side of its own handover. Inland Dubailand resale is thinner than the coastal market, so an exit before completion depends on the masterplan keeping to its schedule.
The structure does the work for a buyer who is patient. Instalments fall twice a year through construction with the balance at completion, so only part of the price is deployed before handover in Q2 2029 while any appreciation accrues on the whole of it. Beyond has handed nothing over yet, so the covenant is Omniyat's record rather than Beyond's. Buy it on a three to five year view.
