Kanyon is a residential tower in the Forest District of Dubai Maritime City, planned as a vertical landscape rather than a slab: a sinuous green ribbon climbs the face of the building from podium to summit, and wraparound balconies cut into the volume like a canyon.
The façade is built in two layers, a high-performance inner skin behind an outer bronzed aluminium screen with vertical fins, which carries the solar control and gives the elevation its depth and shadow.
The stack runs ground floor for the lobby and landscaped arrival, podium levels for terraced landscape and amenity, residential levels above in one, two and three-bedroom layouts, and a rooftop holding the spa, sky pool and bar.
Views run toward Downtown Dubai, the World Islands and the water at Port Rashid.

Kanyon is a bet on a district that does not exist yet. Dubai Maritime City is a peninsula between Port Rashid and the sea, minutes from DIFC and Downtown, and it is being built out now rather than filled in later. What is being bought here is the position, on the assumption the district arrives as drawn.
One developer sets that pace. Beyond's anchor is an 11 million sq ft development on the Jumeirah coastline with Dubai Maritime City, of which 8 million sq ft is Beyond's own. That concentration is a strength while the programme runs to plan, because the district gets built to a single design standard, and it is the risk if the programme slows, because no second developer is carrying it.
The commercial side of the same peninsula gives the clearest read available on demand: Maritime City took over AED 1bn across 87 transactions of off-plan office sales in the first half of 2026, a market that set records in the same six months residential softened (DLD data via Al Masdar Al Aqaari, Khaleej Times, July 2026). Occupiers arriving ahead of residents is the right order for a new district.
RCA works to a benchmark of AED 3,400 per sq ft on Beyond's Maritime City stock, our own figure rather than a developer quote, against roughly AED 2,000 at the district's first launches. That move has already happened, so the entry today is not the entry those buyers took. Terms beyond the payment structure, the handover date in particular, are confirmed at launch, and Beyond has handed nothing over anywhere yet.
