Lumena Alta stands directly in front of Lumena at the gateway to Business Bay: a 380 metre tower with a twisted façade, the tallest commercial building Omniyat has built.
The lower floors hold 132 offices, three to a floor, handed over shell and core with 3 metre ceilings and an average of about 5,481 sq ft gross. Three lift banks divide the tower into low, middle and high zones, and 1,000 parking spaces serve it.
Above the offices, a five-star hotel of 180 keys runs over 16 floors to the crown, with a triple-height sky lobby, a signature restaurant with 360 degree views, and a sky pool at 335 metres that Omniyat describes as the highest in the world.
Office owners have their own amenity floors: a 25 metre indoor lap pool and vitality pools, a fitness centre, a spa with hydrotherapy and treatment rooms, a business centre and co-working space, and barista lounges. The tower targets LEED, WELL, WiredScore and SmartScore Platinum.

Lumena Alta is Lumena with a hotel on top. The office product is the same, three units to a floor and shell and core, but the building above it is a 180-key hotel and a sky pool at 335 metres, which gives the tower a landmark status its sister does not have.
The hotel matters to an office owner in two ways. It is an amenity no other Business Bay office tower offers, and it brings footfall, restaurants and a crown the city will see. Omniyat's own brochure notes that Lumena sold out, which is the demand evidence Alta is being launched on.
The honest position. This is the longest hold in the Omniyat catalogue, with handover in Q1 2030 and half the price due on completion. No price is published yet, the hotel operator is not named, and a supertall carries more construction risk than a 260 metre tower. Register interest and a floor preference now; underwrite it when the price list is issued.
