About this project

Orise is a two-tower development on the water's edge at Dubai Maritime City, rising from a shared four-storey podium to 51 and 32 levels.

The taller tower carries ground level, four podium floors and 46 residential floors; the second runs ground, four podium floors and 27 residential floors. Residences are one, two and three bedrooms, averaging 758, 1,284 and 1,658 sq ft.

The position is the pitch: a peninsula address with water on both aspects, sunrise on one side and sunset on the other, two minutes from Mina Rashid and nine from DIFC.

Interiors are finished in soft, warm tones, with European joinery in the kitchens and nature-led materials in the bathrooms.

Dubai Maritime City · two towers of 51 and 32 levels over a shared podium · water on both aspects

How we read it

Orise buys proximity. Nine minutes to DIFC and twelve to Downtown from a waterfront peninsula is a commute profile no coastal address further down the Jumeirah shoreline can match, and it is the reason Maritime City works as a rental proposition before it works as a lifestyle one.

Height is the differentiator within Beyond's own Maritime City book. At 51 and 32 levels over a shared podium, the upper floors here hold the aspect that scarcer low-rise stock nearby cannot offer, and aspect is the lever that moves price most in a waterfront tower.

The district's evidence so far is commercial. Maritime City took over AED 1bn across 87 off-plan office transactions in the first half of 2026 (DLD data via Al Masdar Al Aqaari, Khaleej Times, July 2026), and occupiers committing before residents is the healthier sequence for a new address.

The caution is supply from a single source. Beyond holds 8 million sq ft of the 11 million sq ft programme on this coastline, and Orise, Kanyon and Soulever are all its stock in the same district. That is one developer's delivery schedule setting the pace of an entire market, from a company that has handed nothing over yet. RCA's working benchmark is AED 3,400 per sq ft, our figure rather than a developer quote, with the handover date confirmed at launch.
