Portside Square
By Ellington Properties · Mina Rashid

Portside Square sits at Mina Rashid, the 1972 port that has been rebuilt as a marina district, with the Queen Elizabeth 2 moored a minute away and the yacht marina two.
Three residential towers, Portside Residences I, II and III, stand over a shared podium alongside an office tower and a retail street, sixteen floors each and 408 homes in total. Sizes run from 396 sq ft studios to a 3,441 sq ft four-bedroom penthouse, one per tower.
Amenities sit mostly in a dedicated four-storey pavilion: an arrival lobby and games floor with billiards, foosball, air hockey and arcade machines; a spa floor with male and female changing rooms, saunas, steam and aromatherapy rooms and a co-working space; a gym floor with cardio, free weights, TRX and a cable station; and a clubhouse at the top with a show bar, dining table, lounge and shuffleboard, opening onto the pool deck.
Sheikh Zayed Road is six minutes away, Downtown and the airport ten, DIFC fourteen.
Mina Rashid · marina district · 10 minutes to Downtown and the airport
Mina Rashid is a regeneration play with the regeneration already underway. The port opened in 1972 and is being rebuilt as a marina district, with the QE2 as its anchor. You are buying into a district changing use, which is where the capital growth sits and also where the timing risk sits.
The position is the unusual part. Six minutes to Sheikh Zayed Road and ten to Downtown, on the water, at a marina rather than a beach. Very little stock in Dubai sits that close to the centre with a berth outside it.
The scheme itself is larger than Ellington's usual boutique format: 408 homes across three towers, plus an office tower and a retail street. Density is the trade for the amenity pavilion, which at four storeys carries more than most buildings this size support. Understand that you will not have the scarcity of a fifty-unit building when you come to let.
The structure is the standard one: 20% on booking, staged to 70% by completion against certified progress in a RERA escrow account, 30% on handover, no post-handover debt. Resale is permitted once 30% of the price is paid, on a standard NOC, rather than the 50% Ellington applies on its premium-tier schemes, so the exit before handover is the easier of the two. Handover is Q4 2029, service charge guided at AED 17 per sq ft.
The honest risk: a marina district only works when the marina, retail and offices are occupied, not just built. Watch the QE2 end of the promenade and the retail leasing as the real progress indicator, rather than the tower topping out.
