Sensia
By Beyond · by Omniyat · Dubai Maritime City

Sensia stands 36 levels above the bay at Dubai Maritime City, positioned between the parkland and the water so that homes look onto both.
The stack runs a lower ground floor, ground floor, two podium levels and 32 residential floors, one of which is given over to terrace amenities, with further amenity at the top of the building.
The mix is one, two and three-bedroom apartments, three-bedroom maisonettes, three-bedroom duplexes and a single penthouse, from 749 sq ft to 5,778 sq ft. The structure is terraced toward the waterfront and the park, which is what keeps the views from being built out by the building's own floors below.
Amenity is split between ground and sky. Below there are leisure and infinity pools, a dining bosque plaza, chef's kitchen, tea pavilion, sunset amphitheatre, gathering lawn and pavilion, outdoor co-working and garden alcoves, a games area and a children's play area. Above, a sky terrace carries plunge pools, sunrise and sunset terraces and an outdoor lounge.

The dual aspect is the point here. Sensia sits between the park and the water rather than facing one of them, and the building is terraced so its own floors do not take the view from each other. In a district being built out at speed, a protected outlook is worth more than a marginal difference in finish.
The unit mix is unusually wide for a single tower: studios' worth of one-beds at 749 sq ft through maisonettes, duplexes and a single 5,778 sq ft penthouse. That breadth makes the building easier to sell and harder to compare, so judge the specific floor and aspect rather than the scheme.
District demand still reads through the commercial line: Maritime City took over AED 1bn across 87 off-plan office transactions in the first half of 2026 (DLD data via Al Masdar Al Aqaari, Khaleej Times, July 2026). Meanwhile Dubai office rents held at AED 238 per sq ft in Q2 2026 on limited Grade A supply (Savills), which is the tenant base this address will draw on.
The same caution applies as across the district. Beyond holds 8 million sq ft of the 11 million sq ft programme on this coastline and is delivering four buildings into one catchment, so the competing supply at handover is largely its own, from a developer that has completed nothing anywhere yet. RCA works to AED 3,400 per sq ft, our figure rather than a developer quote, with the handover date confirmed at launch.
