Soulever
By Beyond · by Omniyat · Dubai Maritime City · Two towers of 44 and 31 levels over a three-tier podium.

Soulever is a pair of towers on the peninsula at Dubai Maritime City, 44 and 31 levels over a three-tier podium, shaped to read as sails against the water in a nod to the district's maritime use.
The collection runs one, two and three-bedroom apartments, four-bedroom duplexes and two-bedroom podium chalets, with a penthouse crowning each tower across three floors: five bedrooms with staff quarters, a terrace with its own kitchen and a top-floor entertainment suite.
The outlook is in two directions, the Forest and the Cove on one side and the Dubai skyline on the other, with the Arabian Sea beyond.
The podium sits inside a Mediterranean park, and tree-lined retail avenues run through the development at ground level with restaurants, coffee and boutiques below the residences.
Dubai Maritime City · two towers of 44 and 31 levels · Mediterranean park podium · retail avenues at ground level
Soulever is the most self-contained of Beyond's Maritime City buildings. Retail avenues run through the podium at ground level, which matters in a district where the shops, cafes and everyday infrastructure do not exist yet: the building supplies its own for the years before the rest arrives.
The unit range is unusually deep, from an 872 sq ft one-bedroom to podium chalets, four-bedroom duplexes and a five-bedroom penthouse over three floors in each tower. The chalets are the anomaly worth looking at, because podium-level homes with direct access to the park are a different product from an apartment and a thin resale market prices them on rarity.
Demand evidence in the district is still commercial: Maritime City took over AED 1bn across 87 off-plan office transactions in the first half of 2026 (DLD data via Al Masdar Al Aqaari, Khaleej Times, July 2026). The office base arriving before the residential one is the right sequence, and it is what will fill buildings like this.
The honest position is unchanged across this coastline. Beyond holds 8 million sq ft of an 11 million sq ft programme here and is delivering Soulever, Sensia, Saria, Orise and Kanyon into the same catchment, so the competition at handover is largely its own stock, from a developer that has completed nothing anywhere. RCA works to AED 3,400 per sq ft, our figure rather than a developer quote, with the handover date confirmed at launch.
