The Alba
By Omniyat · Palm Jumeirah · Three collections: the furnished Alba Resort Residences, The Alba Residences with private pools, and the new Oceanfront Collection, alongside The Alba Hotel.

The Alba is a beachfront estate on the east crescent of Palm Jumeirah: residences and a hotel set in 26,000 square metres of gardens, with 250 metres of private beach and landscaping across roughly 70% of the plot. The architecture is by Zaha Hadid Architects, the landscape by Vladimir Djurovic, and the service by Dorchester Collection. Views run to the Burj Khalifa, the Burj Al Arab and the Marina skyline.
The homes sit in three collections. The Alba Residences hold 72 three and four bedroom simplex and duplex homes of 5,300 to 15,000 sq ft, among them three super penthouses, each with a private pool, and outdoor jacuzzis on the master-wing balconies of selected units. The Alba Resort Residences hold 65 fully furnished two and three bedroom homes of 1,592 to 2,850 sq ft, with ceilings of 3.2 metres and a 400 square metre Sunset Lounge reserved for their owners. The new Oceanfront Collection adds fully fitted, ocean-facing two and three bedroom simplexes from 2,759 sq ft.
The Alba Hotel is Dorchester Collection's second destination in the Middle East and its first with direct access to the sea, and The Alba is the seventh residential property Dorchester Collection has taken on with Omniyat in Dubai. Owners receive the hotel's residential service: 24 hour concierge and security, housekeeping, valet, and in-residence dining on request.
At the centre of the estate is a 3,000 square metre wellness and longevity centre covering diagnostics, regenerative medicine, performance and recovery, and spa. The buildings target LEED and WELL Gold certification.

The Alba is a service argument as much as a location one. Beachfront on the Palm is scarce, but what sets this scheme apart is that Dorchester Collection runs the hotel on the estate and services the homes, so ownership works like a hotel's rather than a building manager's. Omniyat has run that model before at The Lana, and on the Palm at One and AVA.
The pricing tells you which collection is which. The furnished Resort Residences average about AED 12,000 per sq ft, the large Alba Residences about AED 8,000. The smaller, serviced homes carry a premium of roughly half again per foot for sitting inside the hotel's operation, which makes them the hospitality holding and the Residences the owner-occupier product. Choose the collection before the unit.
The plan is 30% through construction and 70% on handover in Q3 2028, so most of the capital goes in at the end, against a finished building. That favours the buyer. It also means most of the price has to be funded in one step at handover, which matters if the plan is to finance it.
The honest position. At AED 8,000 to 12,000 per sq ft this is priced as a trophy, and the resale market at that level is thin: a handful of buyers, not a queue. The service charge is not yet published, and Dorchester-level service will not be cheap to run, so the net yield cannot be underwritten yet. Buy it as an asset to own and use, not as a rental return.
