The Meriva Collection
By Ellington Properties · Dubai Islands B
The tallest of the three, at the back of the enclave, taking the long view west.

Sunset is the tallest of the three at ground plus twenty floors. It holds 377 homes, from one-bedroom apartments at 832 sq ft to a four-bedroom penthouse at 4,648 sq ft, with corner and dual-aspect layouts through the middle of the range, and six retail units at ground level.
Amenities are stacked by floor rather than gathered on one deck. The ground floor carries a jazz club and dining room, a fitness pavilion, a pilates and yoga studio, a kids play area and a jogging track. The twelfth adds a lap pool, jacuzzi, cabanas and a juice bar; the thirteenth an adults pool, barbeque deck and games room; the seventeenth a viewing deck, lawn seating, mini golf and outdoor giant chess.
Dubai Islands B · pedestrianised ocean-front enclave · minutes to Dubai Islands Mall, Festival City & DXB
Dubai Islands is a masterplan in its early phases, and that is the point: the entry is before the beaches, retail and resorts are finished rather than after. Meriva sits on Island B, in the pedestrianised part of it, which is the detail that tends to hold value once a district matures.
Ellington's argument is density. Lower-rise, better-laid-out buildings put fewer identical apartments into the same lift lobby, so your unit competes against fewer copies of itself when you let or sell it.
The structure is the same across the collection: 20% on booking, staged to 70% by completion against certified progress in a RERA escrow account, 30% on handover, and no post-handover debt. A resale is permitted once 30% of the price is paid, on a standard NOC, which gives an exit before handover.
The honest risk is the calendar. Handover is 2030, which is a long hold, and a district still being built delivers in phases, so the early years carry construction next door and a rental market that has not formed yet. Underwrite it on the island as it will be in 2030, not on today's launch pricing.
